Being a small community, the Mastic Beach Area offers the comfort of the Hamptons sans the expensive price tag. Mastic Beach has a relatively small population compared to the other New York Communities, having only 11,919 people living in the community. Relatively, the change in the population is quite low, 16% since the 1990s.

Real Estate in the Mastic Beach area is cheaper than the Hamptons. Dubbed as the anti-Hamptons, the median price of a single-family home in the Mastic Beach area has dropped since 2006 and 2007. It is very attractive to real estate buyers, seeing as Mastic Beach offers the allure of New York City, without being too crowded and busy like New York itself.

On top of this, the community being small, and private actually has a very low crime rate, a crime rate of 37, compared to 100 which is the United States average. Crime rates have been dropping in the tri-hamlet area which makes it a very secure village and community to live in. This is also one of the reasons why it is attractive to own and invest in real estate in the community.
